Does pressure washing remove oil stains? 
No, pressure washing alone will NOT remove oil & transmission fluid stains. They require a pre-treatment with a biodegradable enzyme that lifts the stains to the surface so we can clean it off. This is a 48 hour process. Those areas will be coned off. Please do not drive or walk through the stain remover areas until driveway is cleaned and dries. The rain can effect this process.

Hard water, rust, acid and fruit stains from palm trees can be treated on-site.

Tire tracks (as long as you did not drive through oil or transmission fluid), dust and dirt should come out from a general cleaning.

Can you just clean the dirty spots on the driveway/surface? 
The proper way to clean any surface depending on the situation is to pressure wash the entire surface so it all matches as close as possible. Please understand we want to do this process the right way as well as add value to our service and satisfy you as a customer. Under normal circumstances spot cleaning is NOT recommended.

What do I need to know when contacting for a basic estimate? 
We are a mobile pressure washing service. Therefore prices are based on:

Overall surface size: 1, 2, or 3 car driveway or garage floor, parking space, basic size of patio/pool deck, etc.

Type of surface: Bare concrete, pavers, epoxy garage floor, painted, pool/cool deck.

Overall location: What side of town are you located on?

Types of stains: Oil. transmission fluid, hard water stains, rust, battery acid, dust, dirt, tire tracks, palm tree fruit stains, etc.

***Texting pics does help. Wide angle pics are the most useful for scale and overall size. Close ups are good to analyze stains.

How much operating room do you need to clean? Do I need to clear off patio furniture, boxes and items in the garage, etc? 
We prefer that you clear or remove any patio furniture, pool toys, boxes, equipment, etc. We do not want to be responsible for any old or previously damaged patio furniture, cardboard boxes in the garage, items getting wet, etc. What can’t be moved we can work around as long as it can get wet.

***For driveways we require it be completely clear along with the front of the home so we can safely clean your surface. We have hoses and equipment that must be able to reach. We recommend that any cars be parked across the street until we’re done.

Is a water source required?
Yes, if possible. Our machine uses approximately 5 gallons per minute. We prefer to hook a hose attachment to a water spigot within 75 feet of where we’re cleaning. We only use the amount of water required to clean your surface. If no water spigot is available we’ll have to bring a full tank and that will affect the pricing and possibility of whether we can properly and efficiently clean your surface.

What type of equipment do you use? 
We use a 3500 PSI Landa pressure washer, a 200 gallon tank with a 300 degree hot water burner, professional equipment (surface cleaners, wands, spray nozzles, hoses) along with the finest biodegradable cleansers depending on your concrete cleaning needs. Our chemicals are professional grade, environmentally safe and not available through any big box stores.

Do you acid wash? 
No. Acid is NOT recommended. Acid is corrosive and can easily damage and degrade concrete. Acid will NOT remove your oil stains, etc., and will weaken the structural integrity of your surface therefore pushing the stain deeper into the concrete while making it much more difficult or impossible to remove.

Do you seal, stain, repair concrete or clean windows? 
No, we do not. We’re concrete pressure washing specialists/experts. However, we’d be happy to recommend you to one of our reputable contractors. Just call us.

Do you clean roofs, balconies or sides of homes (painted stucco)?
No, sorry we do not. Everything we do is mainly ground based. We’re not insured for roofs and most balconies lack proper drainage and require a crew to clean. We do not clean stucco or sides of homes because the paint can come off and the stucco can easily be damaged.
